Updating your commercial property is always a good idea. Commercial property improvements don’t have to necessarily be timely, difficult, or even costly. Particularly when considering the possibility of more than recouping the expense with added revenue.

Such is the case with one of our favorite clients, an Italian Family Style Restaurant Franchise. Currently we are in the process of or on the verge of completing restaurant remodel projects at (7) locations across the northeast.

The commercial remodeling process can involve interior and/or exterior improvements. With respect to this customer, we are making adjustments to the floor-plan by closing off certain areas, while opening others. The work also involves a complete repaint of all interior customer areas. The customer also wants to update and upgrade their main bar areas in order to better address ADA compliancy. Finally new back-walls are being constructed.

Installing new or better lighting in certain areas is perhaps one of the most cost-effective ways to improve the appearance of nearly any space. Adding energy-efficient lighting also saves money. To that end, a full lighting upgrade to LED lighting and automatic control system is a significant part of the work at these 7 locations.

Other aspects of this refurbishment and remodeling project include:

o   Replacement of seating, booths, chairs, table
o   Replacement of key Service stations (POS, Hostess)
o   New decor and artwork packages
o   Complete repaint of exterior of buildings
o   Addition of Tower area at Main Entrances
o   New signage

All work is being performed after hours so there is no down-time at the restaurant. Another reason why this client’s next phase of work is being entrusted to Piece Management.
